Adidas, Patagonia to occupy Luzerne County buildings

HANOVER TWP. — Adidas, a multinational corporation that designs and manufactures shoes, clothing and accessories, and Patagonia, an American outdoor clothing company, will occupy the two buildings under construction next to online pet supply retailer Chewy.com, according to county documents.

Missouri-based NorthPoint Development, which owns a 172-acre tract in the Hanover Industrial Estates which houses the three buildings, identified the two new tenants in documents submitted to Luzerne County Council.

Brent Miles, vice president for NorthPoint Development, could not be reached for comment Thursday but previously said the goal is to create a total of about 2,000 jobs on the site.

Adidas has leased the 843,000-square-foot building and Patagonia has leased a 360,000-square-foot building in the Hanover Ridge Trade Center, according to county council documents.

Construction of the three buildings will total more than 2 million square feet.

Chewy.com, which opened last year, is the size of 16 football fields and employs hundreds of workers.

NorthPoint Development bought the 172 acres of land where the three buildings are in 2016 for $15 million from KTR Capital Partners. The Earth Conserancy previously owned the land.

Efforts to reach an Adidas official were unsuccessful. An official from Patagonia declined comment Thursday.

State Sen. John Yudichak, D-14, Plymouth Twp., said the news that Adidas and Patagaonia will fill Hanover Ridge Trade Center “culminates one of Pennsylvania’s biggest economic success stories from reclaiming abandoned mine lands” by creating thousands of jobs.

“Northpoint Development should be applauded for their private investment of $200 million and for their partnership with local governments in the South Valley and Luzerne County in securing three nationally recognized corporations to the Hanover Ridge Trade Center,” Yudichak said in a statement. “Private investment leveraged with smart public investments like the $84 million South Valley Parkway is a proven driver of economic development. Northpoint Development’s blueprint for economic success should be replicated as we continue our work to create jobs in Northeastern Pennsylvania.”

Another proposed

job-creating project

Miles came to a county council work session Tuesday seeking a tax break for another proposed job-creating project on Earth Conservancy land it plans to purchase in Hanover Twp. and Nanticoke.

According to county council documents, NorthPoint Development would construct three buildings on the site that could create 1,300 to 2,000 more jobs. The project would mark a $100 million capital investment.

NorthPoint Development is seeking the tax break under the Local Economic Revitalization Tax Assistance Act for the tract of land called “Hanover 9.”

The firm made an offer to purchase the 330 acres along Kosciusko Street near the new $84 million South Valley Parkway project under construction. About 271 acres are in Hanover Twp. and 59 are in Nanticoke.

NorthPoint Development has proposed to construct one building in Hanover Twp. that is 1.3 million square feet and another that is 307,000 square feet as well as a 507,000-square-foot building in Nanticoke.

The 10-year LERTA would include full tax abatement for the first seven years, then 90 percent for the eighth year, 80 percent for the ninth year and 70 percent for the 10th year.

According to Luzerne County Manager David Pedri, Hanover Twp. and Nanticoke school and municipal taxing bodies already approved the tax break and county council will vote on it on Jan. 23.

“It would mean more jobs for the area, which means more residents will be employed,” Pedri said. “We’re trying to support those types of jobs.”
